Resurfacing

Asphalt resurfacing is when a new layer of asphalt, usually two inches, is applied to your existing parking lot. Resurfacing is an ideal solution when you are seeing alligator cracking throughout your lot, the surface of your asphalt seems to be disintegrating or raveling and small potholes may be forming.

There are two methods for resurfacing. The first option is to mill the existing surface layer off and apply a new layer. The second option is to apply the new layer directly over the existing surface. Regardless of which method you choose, the result will be the appearance of a beautiful, brand-new parking lot.

Sealcoating

Just like resurfacing, sealcoating will give your parking lot a rich, black appearance. Sealcoating is a liquid mixture that is spread over the surface of your parking lot. It creates a protective barrier that protects your asphalt from oil and gas leaks, oxidation and UV damage. Sealcoating will not fill potholes or repair large cracks; however, it is typically done in conjunction with crack filling to protect against water penetration.

Establishing a sealcoating maintenance plan will protect and prevent untimely deterioration and extend the life of your asphalt paving. Sealcoating is typically done every 1.5 to 3 years depending on the level of your parking lot’s use and wear.

What is right for you?

If your asphalt is showing minor cracks and a faded appearance sealcoating is most likely the right solution. When your asphalt is showing major cracking, large potholes and the edges are crumbling you are a candidate for resurfacing.
